Hi All,
I have recently sold part of my rounds to a local competitor. I am having to sell due to ill health. I will see how I go with the rest, but may sell all the remaining sites at some point this year. I have a few excellent sites in the remaining batch and am not really sure how to value them. One in particular turns over between 5 and 7 K per year. If you were selling this site which has two new Clenporte towers, how would you value it.

WOW you have a site that sells £5 - £7k a year!! ...... I think my best sites sell about £1 - 2k a year

I would say it depends how secure it is and wether you were selling it as a stand alone site. My best site does about £700pm, ive been there for two years but I know I could get kicked out tomorrow. If i were selling that id probably want £1000 as a stand alone site, but if I was selling it with another 99 sites some of which might be doing £10pm if would be a lot less as it becomes about averages.

Thats the issue, its worthless if kicked out. Can you get them to agree a 3 year contract?
If so I would value it at £1500 plus machines so nearer the £2000 mark

This is a one in a 10,000 site.
Therefore, I think on balance, I would be tempted to keep it even after I sold the rest. I have had the site around 4 years, so its established. If I dont get offered what I think it is worth to me, as its very near my base, it wont be part of any future sale.

Keeping the site Paul is what I would do if it were near to base and convenient to service. If there is no security of keeping the site that will limit the sale price as has already been stated.

I would remove it rather than let someone have it for £150. It just shows how fragile a business this is. Paul
